Developing Residential Construction Models for Small Home Building Companies to Enhance Credibility and Competitiveness

This research sought to examine the factors and survey data on the construction procedures according to the residential building standards of small-scale house construction companies. The goal was to develop construction methods that enhance competitiveness and build cred-ibility among small-scale house builders in the construction industry. Data was collected from 30 residential construction projects in Thailand across 30 companies using questionnaires and in-depth interviews. Construction experts identified internal and external factors.
The research revealed that internal factors related to structural work, architec-ture, plumbing-sanitation systems, electrical systems, air conditioning, interior decoration, and others impacted the construction methods. External factors, such as changes in laws related to residential construction, were also taken into consideration. The study results indicated that issues such as a shortage of skilled labor and poor cost management were key factors affecting small construction companies. Moreover, the study highlighted the potential of technology, programs, and innovations such as Building Information Modeling (BIM) and Modu-lar construction in addressing these challenges and improving the efficiency of construction projects.
The survey results regarding the role of the government in supporting small con-struction companies showed that the operators most desired knowledge and training (82 people, 27.4%). This research underscores the urgent need for knowledge and training in these companies, highlighting its importance for their growth and success.
